Download the app called "Online Portal by AppFolio". Submit rent payments using your online resident portal 24/7. Our system also accepts payments by credit card and debit card (bank charges apply). Other payment options may be available.

Download the app called "Online Portal by AppFolio". Submit maintenance requests, with photos, using your online portal 24/7. Submitting maintenance requests online, with photos, is the quickest and most efficient method to notify us of maintenance issues and helps track your request.
Convenient Move In
No need to schedule an appointment for move in or initial inspection. Access keys at the Property on day of move in and conduct your own zTenant move in inspection.
One-time Add or Remove Tenant(s)
One-time no fee for adding or removing (Oak Harbor Property Management must approve all changes in Tenants).
One-time Toilet Clog Assistance
One-time no charge for 'one hour labor only' to unclog a toilet under normal use. This benefit does not include coverage for any additional Tenant liability for damages due to clogged toilet or misuse of toilet.
One-time Lockout Assistance
Contat us first! If we cannot assist with re-entry within 2 hours, we will issue you a one-time $50 credit if you call All Island Lock and Key for access.
One-time NSF Fee Reversal
We highly recommend scheudling automatic rent payments via Tenant portal. However, contact us to request a one-time NSF Fee reversal in something unexpected happens.
After-Hours Maintenance Emergency Line
Tenant(s) have access to an after-hours maintenance emergency line to report emergency issues such as gushing water from a broken pipe. Call our main number at 360-672-8800.
Tenant Liability Insurance
Automatic enrollement in $100,000 Tenant liability insurance for Tenant negligent damage to Landlord Property for coverage of fire, smoke, explosion, accidental water discharge, and sewere backup.
Disclaimer: The Resident Benefits Package is required with all Lease Agreements and all future Lease Agreement Renewals. The Resident Benefits Package will be billed monthly as one seperate $5.00 charge, amount subject to change.

Check In
Check In Scheduled Only After:
- Lease signed and countersigned.
- AppFolio Tenant Portal activated with zero balance (deposit and rent paid in full).
- Applicable utilities in Tenant name(s) submitted by email.
- Upload proof of insurance to ALL AppFolio Tenant Portals or you will auto-enrolled in AppFolio insurance.
